How and Why Sealcoat?

Sealcoat is used to preserve the oil in the driveway that binds the aggregate together. Think of it as a glove you wear to protect your hands from the elements. The primary reason for asphalt failure when properly installed is from UV light drying out and breaking down the oil. You can block the UV degradation by applying and maintaining sealcoat. It also protects against damaging chemicals such as automotive fluids and detergents. 

Our application begins with a thorough cleaning to remove any debris from the surface that will prevent the adherence of the sealcoat. Following the cleaning of the asphalt, we prime all oil spots with a latex primer to promote adhesion. If we are sealcoating a parking lot, we apply one light coat to the entire parking lot.  You should be able to almost see through this coat. Once the first coat has flashed and we are able to drive on it with out it tracking, we apply a second heavy coat. It takes a skilled operator to apply the second heavy coat for if it is applied too thin, it will wear off prematurely. If it is applied to thick, it will take too long for the material to dry and the sand in the material will separate and settle to the bottom creating a barrier between the sealcoat and the asphalt. The results of applying sealcoat too heavy will be the sealcoat prematurely flaking off.
