Why repave, when you can seal and save? Sealcoating can extend the life of an Asphalt surface up to 4x as long as an unsealed surface when applied properly. An Asphalt surface should be sealcoated no sooner than 12 months after installation and no later the 24 months to get the most out of your investment.
Why should I sealcoat?
Asphalt, although it is a stable, sturdy surface, it is by design meant to be somewhat fluid/malleable to allow it to flex through the transition of seasons. UV light, slow draining water, salt and petroleum products are detrimental to the life of an asphalt surface. They dry out the oils that hold the aggregate/rock in place and allow it to be flexible, leaving the surface brittle and prone to cracking. Sealcoat works like a moisturizing glove, it penetrates the surface adding oil back that has been baked out by the sun and leaves a sturdy layer on top that blocks sun light, salts, petroleum products and slow draining water from eroding the surface further.
